+Breakfast is a proper georgian spread which is already better than 90 percent of hotels in the city!

+Walking distance to the sulfur baths, Narikala fortress, Rustaveli avenue - you basically dont need transport for the first 2 days.

+Building itself is part of the experience, old town tbilisi architecture is something you normally just photograph from outside.
